IPM's Start-Up Services -

Initial Site Evaluation:

IPM will conduct an initial site evaluation of your property. We will work with you to take action to correct conditions that are causing you exposure to liability.

Resident Communication:

We will communicate with your existing residents (where applicable) and go over new procedures.

Lease Review:

We do a thorough lease review with the prospect prior to the signing of the lease document. We allow a 45 minute appointment per lease signing to answer all questions and explanation of lease terms.

Evaluation/Analysis:

IPM will evaluate any vacancies and assess action needed to rent the property. We will analyze the market to determine the property position in the area.

Key Security:

IPM will take control of all keys, test them on the locks, and issue security codes for each key.

Record Keeping:

IPM will obtain past records, set up your property in our computer system, & build appropriate files to keep your records.

Advertising Available Properties:

Each property is hosted on our website. We distribute an Available homes list to local Chamber of Commerce's in Buncombe, Henderson, & Transylvania county.
IPM advertises in local print media for maximum exposure.
IPM networks with the relocation departments of local realtors. All leasing inquiries come through our office whether by phone, email, or walk-in.

Resident Screening and Qualification :

IPM takes our responsibility as a Rental Management Company seriously. We ensure safety & security for both our residents & owners by a vigorous screening process prior to approving potential residents and/or owners.

  • For residents we require:
    Signed application per adult living in unit
    Photo ID
    Criminal & financial background check on each applicant
    Residential history check

  • For owners we require:
    Initial consultation/interview
    Inspection of property
    Evaluation of fair rental price

Lease Preparation:

After the qualified applicant has been approved, IPM's professional staff will prepare your lease for you at no additional charge. Our lease is maintained in accord with North Carolina State statutes.

Property Maintenance--Preventive and Responsive:

Our maintenance staff is well-trained, knowledgeable, & ready to take care of your property maintenance needs.

Subcontractor Supervision:

IPM manages your maintenance project in a professional manner. Our qualified staff has been trained to be proactive & will use their experience to ensure that your project comes in on time & on budget. Our volume of business has allowed us to negotiate competitive prices for you with carefully chosen suppliers and subcontractors.

Lease Break Management:

In the unfortunate circumstance of a broken lease, IPM will be there to help make the transition cost-effective & timely.

Monitoring Legislative Changes Affecting Landlords:

Keeping up with today's legal changes can be a daunting & time consuming process. IPM is here to keep up with it for you by constantly attending local & state conferences, continuing our education, & by a proactive membership in many organizations that affect regional policy concerning real estate/rental issues. Our staff is well-educated & knowledgeable of both local & state laws. As the laws change, we protect your interests by updating our forms and agreements accordingly. Rent Collection and Record Keeping:

Rent collection is one of the reasons you hire a property management company. IPM services residents by providing an in-state payment processing center for collection of all fees. Our system is quick & convenient, & we have have several payment options available to the renter such as: automatic draft, check mail-in, or web-based payments. We have a state of the art database system that allows us to accurately track & maintain records. Reports can be provided for both landlord & residents tracking payments, repairs, & tax information.

Complete Security Deposit Handling

The maximum security deposit is collected from all residents for your protection. Your deposits are held in our broker account, subject to state supervision. All resident forfeits and damage claims are in conformance with state security deposit laws.

Financial Management of Property Income and Expenses-Annual Income and Expense Reports Preparation for Taxes:

As an interested owner, you may want to track your income & out of pocket expenses for repairs to your investment. IPM tracks this for you & offers reports that can help you analyze your income & expenses, & track them for tax reporting. You are provided with an end-of-the-year statement, a 1099, and web based statement access 24/7. There is no additional fee for this!

Turnover Management:

We all hope that a good resident will stay at your property for a long time. When the time comes for the resident to vacate, IPM will supervise the preparation of the property for the next resident effecting an easy transition from one resident to another.

Representation in Eviction Suits:

Eviction is never a pleasant process & IPM will do everything possible to prevent an eviction situation from occurring. However if the need arises & eviction becomes necessary then IPM will be there for you not only in an advisory position, but also by filing necessary paperwork at the local courthouse, & following up with the entire legal process.
